Vacation rentals in areas such as the Balearic Islands, the Costa Brava, and the Costa de la Luz during July and August can generate income similar to that of annual rentals in the provincial capitals, according to an analysis by pisos.com.
In the Balearic Islands, the price is 20,392 euros compared to 20,711 in Palma; on the Costa Brava, it's 12,392 euros compared to 13,446 in Girona; and on the Costa de la Luz, it's 7,216 euros compared to 8,866 in Huelva.
The study reveals that on more than half of Spain's coastline, two months of vacation rentals generate more than 50% of the annual income of a rental in the capital.
On the Costa del Sol, for example, the €10,648 in summer is 66.7% of the €15,965 earned in Málaga in a year; and on the Costa Blanca, the €8,192 is equivalent to 61.6% of the €13,284 earned in Alicante.
In terms of profitability, the most notable provincial capitals are Tarragona (8.07%), Castellón de la Plana (7.05%), and Almería (6.94%), while the coastal areas range from 1.72% for the Basque Coast to 4.25% for the Balearic Islands.
"Demand for vacation rentals remains especially strong in established destinations such as the Balearic Islands or the Costa Brava, where two months of rental can generate income equivalent to a full year in their respective capitals," said Ferran Font, spokesperson and director of research at pisos.com.
The report concludes that this model is attracting a new type of investor who is not only seeking profitability, but also a second home with partial financial returns.
"We're no longer just talking about traditional investors, but rather families looking for a second home that partially pays for itself, representing a paradigm shift in coastal real estate investment," Font concluded.
